Shaping workspace for what’s next
From serviced suites to a tailored, tenant-ready floorplate
Sketch Studios transformed the 7th floor of 51 Lime Street for Orega, converting a series of serviced office suites into a single, dynamic workspace for their incoming client. The fitout included new meeting zones, private offices, collaborative areas and a refreshed T-point — all delivered in a live building with minimal disruption to existing tenants.
With a new tenant incoming, Orega needed to quickly reconfigure the space into a flexible, high-performing workspace. The brief was to retain some of the modular qualities of serviced offices while delivering a more bespoke experience tailored to the client’s needs.
Design, detail, delivery
Merging six suites into one cohesive space
The brief was to consolidate six existing suites into a single, open-plan floorplate that could accommodate up to 125 people. The layout needed to include six new meeting zones using freestanding pods, three private offices for senior leadership, and an expanded T-point to support more informal and social interaction. Sustainability was a key driver, with a strong focus on reusing materials wherever possible to reduce waste and keep costs down.
Delivering the project in a live, fully occupied building added complexity. Sketch Studios worked closely with Orega’s team, building management, and contractors to coordinate access and manage key services, including fire alarms and sprinkler systems, without disrupting other tenants.
The design team kept things simple and purposeful. Glazed partitions and door sets were reused from the original suites. The T-point was reworked to create a more flexible space for casual meetings. Acoustic wall panels were added to meeting rooms and private offices to manage noise, while soundproof phone booths and freestanding pods provided private, enclosed areas without requiring permanent construction. Ceiling works, new carpet, decoration, and full M&E alterations completed the fitout.
